As of 1 January 2026, stamp duty has been abolished entirely in Cyprus, so no stamp duty applies to gifted property — or to any property transaction — going forward. If you’re dealing with a contract signed before 31 December 2025, the old rules still apply, and gifts between first-degree relatives were generally exempt or reduced under those rules. If you have an older contract still pending registration, we can point you to a lawyer who’ll confirm your specific position.

Typically: your title deed (or contract of sale if the deed hasn’t been issued yet), passport/ID, tax identification number, an up-to-date property tax and municipality/sewerage clearance, and — if applicable — planning and building permits. For resale properties, a certificate confirming no outstanding mortgage or encumbrance is also usually required. In Cyprus, registering (or “depositing”) the Agreement for Sale at the Land Registry under the Sale of Land (Specific Performance) Law is what legally protects a buyer’s rights over the property — even before the title deed is transferred into their name. Without this step, a buyer has no guaranteed protection if the seller later tries to sell, mortgage, or transfer the same property elsewhere. It’s one of the most important safeguards in a Cyprus property purchase, and we ensure it’s handled correctly and promptly on every deal we manage.

New properties are generally subject to 19% VAT. However, a reduced rate of 5% may apply on the first 130m² of buildable area for buyers purchasing their main and permanent residence, subject to eligibility criteria on property size, value, and buyer circumstances. Resale properties are typically VAT-exempt but may instead attract Land Registry transfer fees. We’ll walk you through which applies to a specific property before you commit.

Cyprus significantly increased its lifetime Capital Gains Tax exemptions from 1 January 2026. Individuals can now offset:

  • Up to €150,000 on the sale of a main residence (occupied as your primary home for at least 5 years)
  • Up to €30,000 as a general lifetime exemption on any other immovable property
  • Up to €50,000 on agricultural land sold by a qualifying farmer

These are lifetime allowances (not per sale), can sometimes be combined up to a maximum, and require supporting documentation.
